Why concrete gets so dirty in Austin

Three things gang up on Austin driveways. First, organic growth — our humidity and tree canopy feed the algae, mold, and mildew that turn concrete green and black, especially on shaded north-facing slabs and anything under a live oak. Second, tannin and pollen staining — oak catkins, leaves, and acorns leave brown tannin marks that look permanent but usually aren’t.
